Owner Agreement
Last updated: October 23, 2026
This agreement is between Adory LLC ("Adory") and each owner or manager who lists properties on Adory Rentals ("Owner"). By creating your account or continuing to use the admin, you accept it.
1. Your account and your properties
You confirm that you have the right to rent each property you list and that you hold the permits, registrations and tax registrations required where it is located (for example, municipal permits and an RFC in Mexico).
You are responsible for keeping the information, photos, prices, house rules and availability accurate and up to date, and for carrying suitable insurance for the property. You allow us to show your content on the site and in Adory promotions.
You are responsible for what your team members do with the access you give them.
2. Subscription
The subscription is $50 USD per published property per month, billed monthly in advance in a single charge for all your properties, processed by Stripe. There is no trial period.
When you add or remove properties from your plan, the amount changes and the adjustments appear on your next bills.
You can cancel at any time. Your properties stay visible until the end of the paid period and are hidden after that. There are no refunds for partial periods.
If a payment fails, Stripe will retry it; if it isn't resolved, your properties are hidden. Without an active subscription the admin is limited, but you can still look after guests who already have bookings.
3. Guest bookings and payments
Adory collects payment from guests for every booking of your properties. Adory charges no booking commission to you or to the guest.
Your share of each booking is the amount the guest paid, minus the taxes charged on the booking and minus the matching card processing fee. Refunds to guests reduce your share; if we already paid you, the difference is deducted from future payouts.
Your share becomes available 1 day after the guest's check-in. We pay it by transfer through Stripe (US accounts) or by bank transfer to the account you register. Every entry is shown in your admin.
You remain responsible for your own tax obligations on your income.
4. Cancellation policy
You choose one of these policies for each property, and Adory applies it automatically to refunds:
Flexible: 100% refund of the amount paid if you cancel at least 1 day before the check-in date. After that, no refund.
Moderate: 100% refund of the amount paid if you cancel at least 5 days before the check-in date. After that, no refund.
Strict: 50% refund of the amount paid if you cancel at least 7 days before the check-in date. After that, no refund.
A policy change applies only to new bookings; existing bookings keep the policy they were made under.
If you cancel a confirmed booking, the guest gets a full refund at your cost. Repeated cancellations may lead to your properties being hidden or removed.
5. Calendar and double bookings
You must keep your availability current, including calendar sync with other platforms. If a double booking is caused by an outdated calendar, the guest's refund is at your cost.
6. Deposits and damage
If the property has a security deposit, report damage promptly after the guest checks out, with a description and photos. Adory reviews the claim and decides whether to charge the guest, up to the deposit amount.
7. Treatment of guests
You may not discriminate against guests on any ground prohibited by law. You must respect guests' privacy and use their information only to look after their stay.
8. Adory's rights
Adory may hide or remove properties, or suspend accounts, for non-payment, false information, serious guest complaints, or breach of this agreement or the law.
The Owner and Adory are independent parties; this agreement creates no employment, partnership or agency relationship.
9. Liability and indemnity
You are responsible for the condition, safety and legal compliance of your properties, and you agree to indemnify Adory against claims arising from them or from your breach of this agreement. Adory is not liable for indirect losses or lost profits.
10. Changes, termination and governing law
We may update this agreement; we'll ask you to accept the new version the next time you open the admin. You can end it by cancelling your subscription.
This agreement is governed by the laws of the State of Arizona, USA.
